A responsible approach to your property
Allowing another business to rent and manage your property requires trust. We start by understanding the property, your priorities and any requirements from your mortgage provider, insurer, freeholder or managing agent.
If the property appears suitable, the intended use, agreement length, access, maintenance process, inspections, communication and end-of-agreement expectations are recorded in writing.
How the property is looked after
The management plan may include cleaning, property rules, routine checks and a process for reporting damage or maintenance concerns. The exact arrangements depend on the property and proposed use.
Inspections and maintenance
The starting condition should be recorded with an inventory, photographs or condition report. Inspection frequency, access, spending limits and repair authorisation are agreed before commencement. Matters requiring the landlord or agent are reported through the agreed contact.
Guests and occupants
Management depends on the approved use. For serviced accommodation, this may include booking communication, house rules, cleaning coordination and responding to concerns. We do not change the agreed use without discussion and any required consent.
Compliance responsibilities
Safety checks, permissions, insurance, licensing and record-keeping responsibilities are established for the proposed arrangement. Requirements vary by property, area and use, so responsibilities must be confirmed rather than assumed.
Communication and reporting
The agreement records who communicates with the landlord or agent, how concerns are reported and what information is provided following inspections or material incidents.
At the end of the agreement
Notice, keys, return of possession, expected condition and comparison with the original inventory are addressed in writing. Any cleaning, reinstatement or decoration obligations are agreed in advance.
