For landlords and letting agents

A responsible approach to your property

We understand that allowing another business to rent and manage your property requires trust. Before anything begins, we explain the proposed use, management plan and responsibilities in writing.

  • A named and responsive point of contact
  • The intended property use explained from the start
  • Inspection and reporting arrangements agreed in advance
  • A clear process for maintenance and urgent concerns
  • Guest or occupant management suited to the agreed use
  • End-of-agreement expectations recorded in writing

How will the property be looked after?

The management plan may include cleaning between bookings, property rules, routine checks at an agreed frequency and a process for reporting damage or maintenance concerns. The exact arrangements will depend on the property and agreement.

How are inspections and repairs handled?

The starting condition should be recorded by inventory, photographs or a condition report. Inspection frequency, access, spending limits and repair authorisation will be agreed before commencement. Issues requiring the landlord or agent will be reported through the agreed contact.

How are guests or occupants managed?

Management depends on the agreed use. For serviced accommodation, it may include booking communication, property rules, cleaning coordination and responding to concerns. We will not change the agreed use without discussing it and obtaining any required consent.

What happens at the end?

The written agreement will cover notice, return of possession, keys, expected condition and comparison with the original inventory. Any cleaning, reinstatement or decoration obligations must be agreed rather than assumed.

For property owners

Considering selling a property?

We welcome direct conversations with owners of residential property, including empty homes and properties requiring repair, modernisation or refurbishment.

There is no pressure to proceed. We will review the details and explain whether the property may suit our criteria.
